Garden rooms have become increasingly popular as versatile outdoor spaces, providing everything from home offices to relaxation areas. However, like any wooden structure exposed to the elements, garden rooms require proper care to maintain their structural integrity and appearance.

Maintaining a garden room over time is more complex than many might think, and care must be taken to ensure the structure is protected from weather, dirt-build up, fungal growth and UV damage.

Understanding the threats to your garden room
Exterior wooden structures in the UK face a multitude of environmental challenges that can compromise their integrity and appearance over time.
Ultraviolet radiation from the sun is one of the most underestimated threats to exterior timber.
Unprotected wood exposed to UV radiation gradually fades, takes on a greyish tone, and ultimately develops cracks. Meanwhile, persistent rainfall and moisture accumulation cause the wood to swell and warp.
The British climate presents additional threats: high winds can gradually erode and damage the surface of the wood, while the damp conditions create an ideal environment for fungal decay and mould growth—issues that not only look unsightly but also damage wooden surfaces. Seasonal temperature variations further stress wood fibres through continuous expansion and contraction cycles.
Without appropriate protective measures, these environmental factors will substantially reduce your garden room's longevity and detract from its beauty.

Why is maintaining a garden room important?
Quality garden rooms are an investment, and it’s important to protect that investment. Regular maintenance of your garden room protects your investment by preventing costly structural problems. Proper upkeep substantially extends the structure's lifespan, maintains aesthetic value, and ensures continuous enjoyment of your space.
Initial treatment: protecting new garden room timber
If you’ve invested in or installed a brand new garden room, it’s important to protect these spaces from the outset.
Step 1: prepare the surface
Before applying any treatments to a new garden room, ensure the timber is clean, dry (moisture content <20%), and free from dirt to allow products to penetrate effectively.
Sand to remove any existing finishes if re-using older wood to ensure proper adhesion of new treatments.
Step 2: apply Barrettine Clear Universal Wood Preserver
Barrettine Clear Universal Wood Preserver is an excellent option for treating summerhouses. This deep-penetrating, wax-free primer provides essential protection against wood-destroying fungi and wood-boring insects.
Before applying, stir the product thoroughly. Apply using a brush, roller in suitable weather conditions (dry, no rain forecast) for optimal penetration.
Allow 12 hours of drying time under normal conditions (20°C/65% relative humidity) before considering additional coats. For best results, apply 2-3 coats, allowing 24 hours before applying any topcoat to ensure the preservative has fully cured.
The Clear Wood Preserver provides invisible protection without altering the natural appearance of the wood, making it an ideal primer for further treatment.

Adding UV protection: preserving beauty and durability
As well as applying a wood preserver to protect exterior timber from fungal growth, it’s important to protect against weather.
After the wood preserver has dried for at least 24 hours, apply Armourflex® Ultimate UV Protection Oil to shield your garden room from weathering and sun damage. Stir the UV protection oil thoroughly before and during application to maintain consistent quality.
Apply the first coat generously until the wood is saturated, using a high-quality brush or lint-free roller for the best finish.
Allow a minimum of 4 hours drying time between coats to ensure proper curing. Apply a second coat more sparingly. A third coat can be considered in areas with direct sun exposure such as south-facing walls. Allow 10 hours for the final coat to dry completely before exposing to moisture.
This premium blend of natural oils, waxes and resins creates a microporous finish that repels water while allowing the wood to breathe, preventing flaking, peeling and cracking. It's particularly important for any south-facing sections of your garden room which receive intense UV exposure.

Ongoing maintenance: keeping your garden room in top shape
It’s important to remember that initial treatment of your garden room provides only temporary protection; to preserve both its beauty and your investment, ongoing maintenance is essential. Generally, most garden rooms will require maintenance and reapplication of protective finishes every 1-2 years or at the first sign of wear, but this may be reduced if the garden room is in a south-facing location or is exposed to harsh weather.
Removing mould and algae: Barrettine Mould & Mildew Cleaner
It’s important to tackle any mould or mildew growth as early as possible to prevent structural damage. While visible mould growth is easy to spot, invisible spores have the potential to cause damage in the future, so it’s essential to use a fungicidal wash to kill spores.
Apply Barrettine Mould & Mildew Cleaner to tackle any fungal growth that may have developed. Apply the cleaner with a brush or roller to ensure even coverage of all affected areas. Leave the product for 15-30 minutes (don't allow to dry completely) to ensure it eliminates all fungal spores. Rinse thoroughly with a sponge and clean water to remove all residue.
Restoring greying wood: Barrettine Wood Reviver
Over time, wood exposed to sunlight and weather naturally loses its original colour and develops a characteristic silvery-grey appearance as UV radiation break down its surface fibres.
To restore greying wood, apply Barrettine Wood Reviver (after using Mould & Mildew Remover) by first wetting the wood with water to prepare the surface. Apply Wood Reviver generously and leave for up to 30 minutes to allow the oxalic acid to work effectively. Agitate with a non-metal brush to help lift discolouration and restore the wood's natural appearance. Rinse thoroughly to remove all product residue and allow to dry completely before further treatment.

Reapplying protective finishes
Once prepared, reapply Clear Universal Wood Preserver to maintain protection against rot and insect attack. Finish with a fresh coat of Armourflex UV Protection Oil to restore water repellence and UV protection for another season or two.
Garden rooms in more sheltered locations may require this treatment every two years instead of annually, depending on exposure levels.
When is the best time for maintaining a garden room?
Timing is crucial when maintaining a garden room. Early autumn is ideal for annual maintenance, allowing treatments to cure before winter weather arrives and providing protection during the harsh colder months.
Spring (after the last frost) is also a good time, providing protection before summer UV exposure intensifies and potentially damages untreated wood. Avoid application during rain, high humidity (>80%), extreme temperatures (below 5°C or above 30°C), or windy conditions that compromise treatment effectiveness.
As well as applying protective finishes, seasonal maintenance should also include regular cleaning, roof maintenance to prevent leaks, checking gutters for blockages, pest control and regular checking for signs of damage or structural issues. This maintenance will help prevent potential issues before they impact your space.
